Q&A with Fifth Dimension Co-Founder Johnny Morris

Q: What problem are you solving, and what makes your approach distinct in the market?

At its core, Fifth Dimension is solving the data chaos of real estate. Professionals are drowning in thousands of documents spread across different systems, leading to manual errors, missed opportunities, and overstretched teams.

Our platform is different because it’s built specifically for real estate. Unlike generic AI tools, we focus on end-to-end workflows, connecting disparate data sources and automating industry-specific processes. We call this our “Bespoke at Scale” approach: every client feels the product is tailored to them, while we leverage standardised components to deliver consistently and at speed.

On the technical side, our differentiators include:

  • Real estate-specific AI architecture – a multi-model system that dynamically routes tasks across 70+ specialised AI models.

  • Technical innovations – including a proprietary RAG model (APEX-Embedding-7B), a State Stream Transformer for persistent reasoning, and algorithmically defined financial concepts like IRR and NOI.

  • Workflow-first design – capturing institutional knowledge and embedding it into repeatable, scalable processes.

  • Security and compliance – enterprise-grade standards (ISO27001 and SOC 2 certified) with configurable data residency.

The result? Significant time savings, improved accuracy in critical calculations, and the ability for clients to analyse more deals faster than their competitors.

Q: What have been your most significant growth drivers to date – whether product, distribution, or market tailwinds?

Fifth Dimension was global from day one, with our initial UK presence quickly expanding internationally, over half of our user base is now in the US, with customers in Asia and Europe too.

Our vertical go-to-market strategy has been critical to our success, by focusing exclusively on real estate, we've developed deep domain expertise that generic AI tools simply cannot match⁠ This industry-specific focus has allowed us to bring to bear the real estate expertise of our founders, speaking the language of our clients and understanding the nuanced pain points unique to real estate professionals⁠.

Our growth has been substantially driven by high-touch, relationship-based sales methods. In-person meetings and industry events have proven invaluable for demonstrating our deep understanding of real estate workflows and pain points. We've found particular success with proving value through hands-on demonstrations with clients' actual data, which is most effectively done in person⁠. Founder-led content on social channels has been instrumental in establishing thought leadership and creating awareness.

This combination of vertical specialisation, high-touch engagement, and founder visibility has created a powerful flywheel effect that continues to accelerate our global expansion across the US, UK, Europe, and Asia.

Q: What was a key turning point or moment of change in your journey – and what did you learn from it?

Fifth Dimension's turning point came with our 2025 shift from email to web platform, transforming how users engaged with our AI solutions and enabling complex multi-step automations. Results were dramatic: outputs doubled, and agentic workflows jumped to 60% of all work, shifting usage from simple tasks to transforming entire processes.

This validated our vision that the right interface fundamentally changes not just how much but how people use AI, from tactical to strategic applications, reinforcing that real value comes from transforming workflows, not just automating tasks.

Q: Why did you choose to partner with Love Ventures, and how has that partnership helped shape your growth?

We partnered with Love Ventures because of their deep expertise in real estate and an existing foundation of trust from working together at a previous portfolio company.

Their strategic introductions and sector-specific guidance have been instrumental, helping us scale ARR significantly over the past two years and accelerate our international expansion.

Q: What’s next for the business, and what should people be excited about in the next 12–24 months?

We are building towards becoming the operating system for global real estate.

Our vision is not just incremental improvement; it is a fundamental reimagining of how the industry interacts with data. We are creating an integrated workspace where AI and professionals collaborate seamlessly, helping firms not only drive efficiency but also execute more and better deals.

The next two years will be about cementing that position and setting a new standard for how real estate operates worldwide.
